⦿ A reservation is considered valid only after the advance payment has been made, in the amount specified in the offer or on the website. Without the received advance payment, the property cannot guarantee availability.
⦿ The advance payment is non-refundable if the guest cancels the reservation. The possibility of changing dates is not guaranteed.
⦿ If a guest wishes to change or cancel a reservation, it must always be done in writing (via email) at least 30 days before arrival. If a reservation change is not possible, and the guest withdraws from an already confirmed reservation, the conditions stated below apply. If a guest cancels a reservation after payment, and there are less than 30 days until the previously booked date, the paid money will not be refunded but will be used to cover late cancellation fees.
⦿ If the Guest does not check in by midnight on the day the holiday begins and does not inform the service provider, the reservation will be canceled, and cancellation fees will be calculated as described above.
⦿ If the number of people arriving at the accommodation unit exceeds the number of people stated in the reservation, the service provider has the right to refuse service to unannounced guests or to accommodate all guests and immediately charge for additional services.
⦿ If, upon arrival, a guest wishes for a shorter stay than previously agreed upon and paid for during the reservation process, the service provider is not obliged to accept this or refund the paid amount.
⦿ If a guest wishes to spend more nights in the accommodation unit than previously agreed upon, the service provider may accept and allow this new request, and the Guest is obliged to immediately pay for the additional amount of the stay.
⦿ Cancellation by the property: In exceptional circumstances (force majeure, malfunctions, security reasons), the property may cancel a reservation. In such a case, the guest will receive a 100% refund of the advance payment.
⦿ For the host to register your stay, before arriving at the accommodation unit, the remaining balance for the accommodation must be paid, and a photo of the document (passport or ID card, both sides) for all guests must be sent to email pinery@escapetoblidinje.com or via WhatsApp/Viber +387 63 633 662. The host will retain the guest’s identification documents only for the time required to complete the registration of stay.
⦿ Once the guest pays the remaining, i.e., total amount and sends the documents, they will receive a digital PIN for house entry.
⦿ The accommodation is available from 2:00 PM on the day of arrival until 10:00 AM on the day of departure.
⦿ SMOKING INSIDE THE ACCOMMODATION UNIT IS STRICTLY FORBIDDEN! If the host observes that this rule has not been respected, they have the right to immediately cancel the guests’ accommodation and retain the entire rental amount as well as the deposit! The properties also have smoke alarms; if one is activated due to a cigarette, guests’ accommodation will be immediately canceled!
⦿ Guests are responsible for their belongings and valuables left in the house, and the owner is not responsible for any loss thereof. When leaving, guests must close all doors and windows.
⦿ Guests are responsible for their behavior inside the house and its surroundings, and in case of an accident, they bear the consequences themselves.
⦿ Every time you leave, you must lock the doors, turn off the water, switch off the lights, and all electrical appliances except for the water heater and the underfloor heating thermostat.
⦿ Always tie the curtains to the side hook and protect them from the dirty and wet floor at the entrance.
⦿ Check-out time for each property is indicated during the reservation process! Please respect this rule so that we can prepare the accommodation unit for new guests. An extension of stay is possible with the host’s prior consent. Exceeding the check-out time may be additionally charged by the host at a rate of €15.00 for each commenced hour.
⦿ Lighting Fires – For safety reasons, please be extremely careful when lighting the indoor fireplace and outdoor grill. It is not permitted to light fires outside designated areas. Fires may be lit in the living room fireplace and on the outdoor grill outside the terrace. Please be especially careful when using the living room fireplace and the outdoor grill. Ensure the fire is extinguished when leaving the house and do not leave fire pits unattended.
Please do not dispose of ashes in the trash can; instead, leave them in the fire pit.
⦿ The property owner has the right, in the guest’s absence and under special circumstances, to enter the house to prevent potential damage or danger. The owner is obliged to inform the guest of their entry into the house at the first subsequent contact.
⦿ It is forbidden to destroy equipment and furniture, cause disorder, and especially forbidden to make noise between 11:00 PM and 7:00 AM.
⦿ It is strictly forbidden to bring persons who are not users of the accommodation into the interior and exterior of the accommodation unit. Furthermore, only the number of persons for whom the unit is intended may stay within the rented unit. If unregistered persons are found or the capacity of the rented unit is exceeded, the host has the full right to cancel the accommodation for all guests. In such a case, the host retains all money, as well as the deposit!
⦿ Our outdoor heated jacuzzi is available from the 1st March to 1st December 1st, and is included in the price and constantly operational during this period. Before and after the specified period, the jacuzzi is removed and cannot be used, even for an additional fee.
⦿ JACUZZI USAGE RULES – Use of the spa facilities is entirely at your own risk. Please note that children must be supervised by their parents when using them. Before each use of the spa, showering is MANDATORY, and the use of any type of shampoo, oil, or similar products that can disrupt the water’s pH balance is PROHIBITED. Jumping and the use of glass containers that can cause injuries are also PROHIBITED. Urinating in the jacuzzi is forbidden, and for children who cannot control their bladder, the use of swim diapers is MANDATORY!
⦿ A lost key will be charged €100.
⦿ Bringing weapons, explosives, and highly flammable materials is not allowed.
⦿ The use of equipment and devices that are not part of the house’s offering is permitted only with the host’s consent.
⦿ Should any installations, furniture, appliances, house equipment, or anything else in the house go missing or get damaged, the guest is obliged to inform the host. If the loss or damage occurred due to the guest’s fault, the guest is obliged to compensate for the corresponding value.
⦿ We kindly ask guests to take care of the rented accommodation unit and treat the furniture and equipment inside and outside the house with consideration. Rearranging furniture or taking furniture/equipment outside the house is not permitted.
⦿ In case of non-compliance with the house rules, the host has the right to cancel further services for the guest.
⦿ Pets are not allowed in the jacuzzi, on the sofa, or in the beds, and they must not be bathed or wiped with towels.
⦿ The accommodation must be vacated by 10:00 AM on the last day of your stay.
⦿ Guests are obliged to leave everything in the same condition as they found it on the day of arrival, tidy and undamaged. All trash must be disposed of in the large outdoor bin.
